The City of London Corporation marketed the site, with planning consent for a new building.

Working with CarVal Investors and Orion Capital Managers, we led the competitive negotiations to secure the asset.

Delivered a prime Grade A office and sold to Standard Life on completion.

What We Did

As Development Manager, we led the project from acquisition through to delivery and sale, including:

  • Originating the opportunity prior to market launch.
  • Negotiating the purchase and development agreement with the City of London Corporation, establishing its first joint venture with private equity partners.
  • Refined the consent to deliver additional net area.
  • Delivering a Grade A development on time, within budget and achieving BREEAM Excellent and LEED Platinum accreditation.
  • Identifying the purchaser off market and negotiating the forward sale of the completed building.

Executive Team

Tristram is a founding partner of Quadrant and specialises in the office sector. He has been working in the Central London and regional office markets since 1987 when he started his real estate career at Chesterton, working on leasing, investment and development in the City of London. Since founding Quadrant with Christopher Daniel in 1997, he works with a variety of investors, including UK REITs, institutions, landowners, private equity and various overseas investors, he has been involved in over 3.5 million sq ft of sales, leasing and development transactions across London and the Southeast. Over the past ten years, Tristram has led the development of over 1 million sq ft in Central London and is currently overseeing a pipeline of a further 1 million sq ft.
