We have been investing in, asset managing, developing, and repositioning retail and leisure park assets for over three decades. Our approach combines strategic insight, hands-on asset management and unrivalled occupier relationships to enhance performance, unlock value and deliver long-term returns for our capital partners.

We believe successful retail park assets are created through active management rather than passive ownership. By maintaining very strong relationships with occupiers, understanding changing consumer behaviours, and continuously evaluating opportunities for improvement, we create destinations that remain relevant, resilient, and attractive to customers, retailers and investors alike. We either buy and optimise the best asset or take an asset capable of being the long-term dominant successor in each catchment.

We think like owners and investors, having repeatedly been in those shoes, make decisions that support both performance and longer-term value. Our team combines investment, leasing, asset management, development, property management and financing experience together with deep expertise to identify opportunities that others may overlook. This can be through improving tenant mix, creating new development opportunities, enhancing customer experience, restructuring, and adding income or securing planning consents for growth. We also care about the environment that the customer experiences; if you care for your assets then the local consumers will do likewise.

We work across the full lifecycle of retail and leisure investments, from underwriting, acquisition, and business plan creation through to leasing, management, development, refinancing, and ultimately disposal. Our experience spans retail warehouses, shopping parks, retail parks, leisure parks and mixed-use destination assets, where we have consistently delivered value through proactive leasing, active asset management, and disciplined execution.

Christopher specialises in retail and mixed-use sectors and has worked in the retail park, shopping centre, and leisure markets since 1987. Christopher started his real estate career at Capital & Counties in retail asset management, followed by Matthews & Goodman in investment and development with a focus on retail parks. Since founding Quadrant with Tristam Gethin in 1997, he works with a variety of investors, including UK REITs, institutions and landowners, private equity and overseas investors and has developed over 2.5 million sq ft in the UK. Christopher has been responsible for the origination and acquisition of projects with a combined GAV of over £1.5 billion since founding the company.

John specialises in the retail sector. At Quadrant, his principal focus is to lead asset management, leasing and occupier relationships as well as retail and leisure investment underwriting, acquisitions and disposals. John was previously Head of Retail Warehouse Asset Management at British Land PLC and was responsible for managing the company’s large portfolio of retail parks and shopping parks.

Richard Hutchinson

Richard is a highly experienced retail specialist with a primary focus on retail parks, leisure assets, and the development of leasing and occupier relationships. With over 10 years of experience at Ellandi, Richard initially served as Head of Occupier Relations before advancing to a Director position. Prior to Ellandi, he spent four years at Landsec, gaining extensive expertise across various regions and legal jurisdictions within the UK and Republic of Ireland.

Throughout his career, Richard has successfully managed up to 2 million square feet of retail space, developing strong relationships with UK occupiers and negotiating portfolio-wide deals. He has also worked closely with investment teams to identify and source new opportunities, contributing to the sale of approximately £700 million of assets in his final 15 months at Landsec. Richard’s deep understanding of the retail sector and his ability to drive strategic growth make him a key asset in managing and expanding retail and leisure properties.

Sara Feeny

Sara was at LaSalle for 21 years prior to joining Quadrant in September. She has worked in the Retail sector as an asset manager since 2010, primarily in the Out of Town sector overseeing the asset management of 7 large retail parks as well as a portfolio of supermarkets, trade counter and high street properties with a value of c. £400m. Prior to this she worked on mixed asset classes including a portfolio of offices in Birmingham as well as a diverse range of industrial, trade counter, hotel and leisure properties across the UK.

Sam Butler

Investment

Sam has experience across the office, industrial and logistics sectors in both the UK and Australia. He joined Quadrant in April 2026. Sam started his real estate career at JLL in Melbourne before moving to Frasers Property Australia, where he spent over three years working within the Investments team on acquisitions, underwriting and asset management initiatives across a range of commercial real estate sectors. He subsequently relocated to London and joined Chancerygate, one of the UK’s leading industrial and logistics developers, focusing on development appraisal, acquisitions and portfolio strategy. At Quadrant, Sam works across the firm’s investment and asset management activities, supporting acquisitions, disposals, strategic asset initiatives and capital markets transactions. He holds a Master of Property and a Bachelor of Environments (Property) from the University of Melbourne
