Expertise Development
Turning potential into performance. We examine every angle of a development, optimising the process from early concept through construction, completion and beyond. We focus on the details that matter – identifying opportunities, mitigating risk and ensuring that every intervention adds value, reinforces performance and elevates long‑term outcomes.
We are focused on transforming real estate assets through proactive value creation.
Quadrant acts as an active development partner, leading projects from initial concept through to completion and stabilisation. We work alongside investors, consultants, local authorities and contractors to challenge conventional approaches, identify opportunities to enhance value, manage delivery risk and maximise value at every stage of the process.
Quadrant’s development philosophy is to explore all opportunities to enhance net lettable area, improve efficiency, strengthen occupier appeal, optimise ESG performance and maximise project profitability while balancing cost, programme and planning risk.
Drawing on extensive experience across development, leasing, funding and asset management, we ensure every decision is made with a clear focus on investor returns.

This landmark scheme was built behind a retained facade and comprises contemporary retail space, Grade A offices, super prime residential and a rooftop restaurant and 3 storey basement. Patrick has over 35 years’ extensive experience working in the UK property market with the last 15 years spent implementing large complex mixed-use developments in Central London.
Having been a partner at Donaldsons, in 1997 Patrick joined the Southern Properties Group as a partner where he built up a mixed-use development and investment portfolio. Under his direction, Southern Properties acquired and managed a commercial property fund for a private family office and in 2007 he worked with Ilchester Estates to form a joint venture with Chelsfield to acquire the former Commonwealth Institute site in Holland Park. In conjunction with Chelsfield he then led the development of the new Design Museum together with 55 luxury apartments, known as Holland Green, with a GDV of £440m.
In 2016 Patrick was appointed Chelsfield’s London development director where he was responsible for the K1 Knightsbridge development owned by The Olayan Group. The 330,00 sq ft mixed use scheme, with a GDV of in excess of £700m, to include retail, office and residential, behind a listed façade, included three levels of new basement excavation adjoining the London Underground infrastructure. Pre-lettings of the retail were secured to Apple and Burberry and a new benchmark for office and retail rents was established in Knightsbridge.
Patrick is now development director at Quadrant where he is fully involved with their development pipeline.
