Derrys Cross
Background
Appointed by Tristan Capital as Development and Asset Manager for the redevelopment of the former Derry’s department store. The scheme comprised approximately 500 PBSA beds together with a 110-bedroom Premier Inn hotel. Quadrant provided oversight during the latter stages of development, project completion and operational mobilisation to ensure successful transition into an income-producing asset.
What We Did
Oversaw construction completion, coordinated operational mobilisation of both the hotel and PBSA elements, managed key stakeholder relationships and provided integrated development and asset management services on behalf of Tristan Capital.
Outcome
Successfully transformed a redundant city-centre department store into a high-performing mixed-use destination, delivering long-term income and a stabilised institutional-grade asset.

Christopher specialises in retail and mixed-use sectors and has worked in the retail park, shopping centre, and leisure markets since 1987. Christopher started his real estate career at Capital & Counties in retail asset management, followed by Matthews & Goodman in investment and development with a focus on retail parks. Since founding Quadrant with Tristam Gethin in 1997, he works with a variety of investors, including UK REITs, institutions and landowners, private equity and overseas investors and has developed over 2.5 million sq ft in the UK. Christopher has been responsible for the origination and acquisition of projects with a combined GAV of over £1.5 billion since founding the company.
