Background

Quadrant acquired the 6.4-acre site from The Post Office in October 1999 and secured planning consent for 133,000 sq ft of warehouse accommodation. The development comprised a 110,000 sq ft unit pre-let to Recall/Sentinel and a further 23,000 sq ft unit let to Fun Time Gifts Ltd on practical completion. The scheme was fully forward funded by British Land plc.

 

What We Did

Acquired the site, secured planning consent and delivered the warehouse development through an institutionally forward-funded structure. Quadrant’s early-stage leasing strategy secured more than 80% of the floorspace ahead of completion, with the remaining accommodation let on completion.
