Background
225 City Road is a landmark mixed-use development located on a prominent site adjacent to Old Street and the City Fringe. Following the mezzanine lender assuming control of the asset, Quadrant was appointed to provide asset, development and project management services with a remit to address inherited operational and technical challenges, enhance the office accommodation and deliver a value-maximising exit strategy.
Initiatives
Working closely with the ownership and consultant team, Quadrant is leading the implementation of the asset business plan, overseeing a programme of defect remediation, operational improvements and value-enhancing initiatives across the development. This includes managing planning and statutory matters, coordinating stakeholders and ensuring the asset is positioned to achieve its full potential.
A key focus of the appointment is the repositioning of the office accommodation to strengthen its appeal within the Shoreditch and Old Street market. Following a detailed review of the building, Quadrant identified opportunities to enhance both the quality of the workspace and the overall occupier experience through a comprehensive programme of design and improvement works.
Alongside the physical transformation, Quadrant is working with leasing agents and marketing consultants to develop a refreshed market identity that reflects the quality and ambition of the asset.
What We Are Doing
Through a combination of active asset management, targeted capital investment and proactive leasing initiatives, 225 City Road is being transformed into a high-quality workplace capable of attracting leading occupiers. The overarching objective is to create a fully repositioned, income-producing asset that maximises long-term value.

Meet the team who worked on the 225 City Road project
Jeremy is a chartered surveyor with 20 (+) years of experience in the real estate sector, specialising in the development and asset management of commercial, residential, and mixed-use projects in central London.
Prior to joining Quadrant as a development director, Jeremy spent 9 years working for developer Chelsfield where he played a pivotal role in the design and construction of a 330,000 sq. ft development located in Knightsbridge on behalf of investor The Olayan Group. This landmark scheme was built behind a retained facade and comprises contemporary retail space, Grade A offices, super prime residential and a rooftop restaurant and 3 storey basement. The scheme also delivered significant improvements to the existing London underground infrastructure including relocating an existing operational entrance, provision of step free access, cooling the tube interfaces and other public realm improvements.
Having graduated from Reading University in 2016 with an MSc in real estate, Rob joined the Colliers graduate scheme. He qualified as a Chartered Surveyor in 2018 and completed the Investment Management Certificate.
During the 6 years spent at Colliers, Rob primarily worked in the London Capital Markets team, completing sales and acquisitions and advising a variety of private clients, institutional investors and developers. He had also gained prior experience at CBRE in London and Hong Kong and AXA Investment Managers.
Rob Joined Quadrant in January 2023 and assists the investment team with acquisitions and disposals across all sectors, with a focus on Central London offices.
