Off-market acquisition in partnership with Oaktree Capital of the iconic former Thomson Reuters building, a first-generation Canary Wharf building.
YY London is an innovative transformation project, prioritising occupant wellbeing and delivering outstanding sustainability outcomes.
The redevelopment reduced energy demand by 62% and avoided an estimated 10,260 tonnes of CO₂e by retaining and refurbishing the existing structure rather than demolishing it.
Development Initiatives
Key moves involved extending the entrance lobby to the south, removing the existing slab and inserting a new feature staircase to create a new triple-height lobby. The new building gestures outwards, with more space for retail, restaurants and bars to enliven the public realm.
The cores were repositioned and additional floors secured following successful negotiations with Canary Wharf Group.
A fully re-clad façade has transformed the building’s appearance and performance, maximising natural light and strengthening the connection between occupants and the external environment. The redesign has created terraces on every floor, offering flexible outdoor amenity spaces that support wellbeing and collaboration. The incorporation of high-performance glazing and solar control coatings has enhanced the building’s environmental performance by reducing air permeability and significantly cutting energy consumption.
The building is all-electric, with rooftop photovoltaic panels and an air-source heat pump that provides heating, with waste heat redirected. New CO2-controlled ventilation, energy monitoring and cloud-based analytics enable systems to be optimised in operation to minimise energy consumption and carbon emissions.
This landmark repositioning project embraces the ‘hotelification’ of offices, with a focus on wellbeing and community, and is designed to cater for the ever-evolving occupational requirements of global investment-grade tenants.

- Assembled a first-class professional team and appointed a tier-one main contractor following an early-works soft-strip and enabling works package, subsequently novated into the main contract.
- Secured planning consent to comprehensively reposition and extend the building from 300,000 sq ft to 415,000 sq ft, creating a market-leading office building with enhanced floorplates and external roof terraces on every floor, together with a rooftop pavilion amenity space and landscaped rooftop terrace of c.7,500 sq ft..
- Negotiated the early surrender of the lease for the entire building, including a premium payment from the tenant to secure vacant possession.
- Completed asset protection negotiations with the DLR.
- Delivered a best-in-class Grade A development in arguably the best office location in Canary Wharf.
- Achieved a BREEAM Outstanding rating and is WELL Platinum-enabled, with Platinum WiredScore and SmartScore ratings.
- Won the 2024 GRI Reconversion Project of the Year Award.
- Managed the leasing strategy and secured investment-grade tenants including Deutsche Bank, Revolut, Hitachi, Big Mamma Group, Brother Marcus and Hagen, achieving rents significantly above the original acquisition underwriting assumptions, driving rental tone across the wider estate and establishing the reversionary nature of the investment.

Meet the team who worked on the YY London project
Jeremy is a chartered surveyor with 20 (+) years of experience in the real estate sector, specialising in the development and asset management of commercial, residential, and mixed-use projects in central London.
Prior to joining Quadrant as a development director, Jeremy spent 9 years working for developer Chelsfield where he played a pivotal role in the design and construction of a 330,000 sq. ft development located in Knightsbridge on behalf of investor The Olayan Group. This landmark scheme was built behind a retained facade and comprises contemporary retail space, Grade A offices, super prime residential and a rooftop restaurant and 3 storey basement. The scheme also delivered significant improvements to the existing London underground infrastructure including relocating an existing operational entrance, provision of step free access, cooling the tube interfaces and other public realm improvements.
Alice is an accomplished real estate professional with broad experience in investment analysis, asset management, and development across the UK and Asia. Prior to joining Quadrant, she was part of Greystar’s London team, managing a £3.5bn portfolio and supporting business planning, refinancing, and asset disposal strategies. Her work focused on enhancing portfolio performance through value-add initiatives and disciplined financial analysis. Earlier in her career, Alice gained commercial real estate experience in Taipei, contributing to market research, client negotiations, and government-led property projects. She brings strong analytical expertise and a global perspective to her role at Quadrant.
Aqeel is a Development Manager at Quadrant, where he bring architectural expertise and a strategic mindset to the delivery of high-quality commercial developments. With two years of experience in development management, Aqeel plays a key role in driving projects from acquisition through to completion, overseeing design development, planning strategy, and project coordination.
Prior to joining Quadrant, Aqeel trained and worked in architecture, gaining hands-on experience in commercial and residential projects, which now informs a design-led approach to development. His combined understanding of architectural detail and commercial viability allows him to add value across every stage of the development process.
Aqeel is currently a key member of team that is working on the redevelopment of a landmark site in the City of London, working closely with planning consultants, design teams, and key stakeholders to realise the project’s vision. He also asset manages YY London and OSMO Battersea, Quadrant’s recently delivered ESG led landmark office projects.
Aqeel holds a Bachelors Degree in Architecture along with a Masters in Real Estate Development, and is passionate about sustainable design and placemaking.
Over 10 years’ experience across leasing, investment and asset management. Began his career at City-based office agency HK London, advising clients including Blackstone, Helical, UBS and Royal London, and qualifying as a Chartered Surveyor .Joined FTSE 250 REIT CLS Holdings PLC in 2020, asset managing 12 mixed-use assets (c.400,000 sq ft) across London and regional cities, delivering major lettings and repositioning projects. Took his IMC in 2021. Most recently worked client side for a private family office, managing a 40-asset mixed-use estate in Shoreditch (c.370,000 sq ft).
