Background

Quadrant originated and acquired the three separately owned elements of Gallagher Shopping Park in 2014 through a JV with KKR. The three parks were then repositioned by combining them to create one large scheme with shared car parking. This also created the opportunity to develop additional retail and F&B accommodation. Upon completion of the works, the asset was sold to Hana Financial Investments in 2018, with Quadrant retained to continue managing it.

Asset Management Initiatives

  • Secured planning permission to subdivide the former PC World unit into four fully pre-let units, including a flagship DFS store.
  • Rightsized Currys to facilitate a pre-let M&S Simply Food and create an additional unit, subsequently let to JD Sports.
  • Delivered four new fully pre-let F&B units.
  • Refurbished the fascia and regeared the existing Next lease.
  • Recent asset management initiatives include letting Popeyes in 2025 by converting an existing restaurant into a drive-thru,
  • Relocating Costa to the former Burger King drive-thru and reletting its in-line unit.
  • Completing reversionary leases with Mamas & Papas and Bensons to extend the WAULT.

 

What We Did

Established the region’s dominant retail park, where tenants report strong trading performance, and delivered a 21% uplift in NOI since 2018.

Sara was at LaSalle for 21 years prior to joining Quadrant in September. She has worked in the Retail sector as an asset manager since 2010, primarily in the Out of Town sector overseeing the asset management of 7 large retail parks as well as a portfolio of supermarkets, trade counter and high street properties with a value of c. £400m. Prior to this she worked on mixed asset classes including a portfolio of offices in Birmingham as well as a diverse range of industrial, trade counter, hotel and leisure properties across the UK.

Sam has experience across the office, industrial and logistics sectors in both the UK and Australia. He joined Quadrant in April 2026. Sam started his real estate career at JLL in Melbourne before moving to Frasers Property Australia, where he spent over three years working within the Investments team on acquisitions, underwriting and asset management initiatives across a range of commercial real estate sectors. He subsequently relocated to London and joined Chancerygate, one of the UK’s leading industrial and logistics developers, focusing on development appraisal, acquisitions and portfolio strategy. At Quadrant, Sam works across the firm’s investment and asset management activities, supporting acquisitions, disposals, strategic asset initiatives and capital markets transactions. He holds a Master of Property and a Bachelor of Environments (Property) from the University of Melbourne
