Background
Hanwood Park is a major mixed-use urban extension on the eastern edge of Kettering, Northamptonshire, strategically located close to the A14 and the wider Midlands growth corridor.
The scheme is being delivered through a phased development programme, including 5,500 homes across Phases 1 and 2, alongside schools, employment land, community facilities, open space and supporting infrastructure.
Development Initiatives
- Provide strategic leadership, asset management and investment advice on behalf of the 50% shareholder to maximise value and support the successful delivery of Hanwood Park.
- Lead governance, business planning, financial modelling and funding strategy.
- Oversight of the development management team responsible for planning, infrastructure delivery and land sales.
Act as board representative on the master development company, ensuring commercial decisions are aligned with investors’ long-term objectives while maintaining oversight of risk, delivery and performance.

Meet the team who worked on the Hanwood Park project
Sebastian is a chartered surveyor whose career spans investment, development and debt advisory, giving him a holistic perspective across the full real estate lifecycle. After graduating from Oxford Brookes University with a degree in Real Estate, he began his career at Tritax Symmetry, where he developed a strong grounding in strategic land promotion and industrial development. He subsequently joined Montane Partners, working across a broad range of investment and development opportunities, including residential led shopping centre redevelopment and core-plus retail investment. Most recently, he led acquisitions and origination for a Brookfield-backed BTR investment JV. Sebastian joins Quadrant to support the continued growth of the Strategic Development team, bringing with him a wide ranging and cross sector real estate experience.
Sara was at LaSalle for 21 years prior to joining Quadrant in September. She has worked in the Retail sector as an asset manager since 2010, primarily in the Out of Town sector overseeing the asset management of 7 large retail parks as well as a portfolio of supermarkets, trade counter and high street properties with a value of c. £400m. Prior to this she worked on mixed asset classes including a portfolio of offices in Birmingham as well as a diverse range of industrial, trade counter, hotel and leisure properties across the UK.
Alice is an accomplished real estate professional with broad experience in investment analysis, asset management, and development across the UK and Asia. Prior to joining Quadrant, she was part of Greystar’s London team, managing a £3.5bn portfolio and supporting business planning, refinancing, and asset disposal strategies. Her work focused on enhancing portfolio performance through value-add initiatives and disciplined financial analysis. Earlier in her career, Alice gained commercial real estate experience in Taipei, contributing to market research, client negotiations, and government-led property projects. She brings strong analytical expertise and a global perspective to her role at Quadrant.
