Morfa Shopping Park
Background
Morfa Shopping Park was purchased with Ashby Capital in December 2015. The park comprised 19 individual units, including six restaurant and coffee units, and is located immediately adjacent to the Liberty Football and Rugby Stadium.
Asset Management Initiatives
- Delivered a new large-format Next department store and facilitated the opening of TK Maxx, securing planning consent for new frontages, mezzanines and power upgrades while maintaining continuity of trade.
- Relocated River Island into the former New Look unit, launching its first “marketplace” concept store and enabling New Look’s relocation elsewhere on the park following a landlord CVA break.
- Subdivided the former Frankie & Benny’s unit, securing Costa Drive Thru and Greggs as new occupiers.
- In 2024, leases with JD Sports and TUI were regeared.

By implementing a proactive asset management strategy, we created the dominant retail park in the catchment at the expense of neighbouring schemes.

Meet the team who worked on the Morfa Green Park project
Sara was at LaSalle for 21 years prior to joining Quadrant in September. She has worked in the Retail sector as an asset manager since 2010, primarily in the Out of Town sector overseeing the asset management of 7 large retail parks as well as a portfolio of supermarkets, trade counter and high street properties with a value of c. £400m. Prior to this she worked on mixed asset classes including a portfolio of offices in Birmingham as well as a diverse range of industrial, trade counter, hotel and leisure properties across the UK.
