Asset Management Initiatives

An agreement was entered into with B&Q to surrender part of its unit, subject to planning, with Morrisons entering into an agreement for lease on the surrendered space and garden centre.
Following receipt of planning consent, B&Q reconfigured their unit and surrendered the extra space however Morrisons did not open due to a change in national strategy.
The freehold title was split to allow the unit created for Morrisons to be sold to an owner occupier (Home Bargains).

What We Did

Managed a complex situation to reconfigure a property to meet retailers changing requirements and emerging demand and then reacted to subsequent circumstances to protect value.

Tristram is a founding partner of Quadrant and specialises in the office sector. He has been working in the Central London and regional office markets since 1987 when he started his real estate career at Chesterton, working on leasing, investment and development in the City of London. Since founding Quadrant with Christopher Daniel in 1997, he works with a variety of investors, including UK REITs, institutions, landowners, private equity and various overseas investors, he has been involved in over 3.5 million sq ft of sales, leasing and development transactions across London and the Southeast. Over the past ten years, Tristram has led the development of over 1 million sq ft in Central London and is currently overseeing a pipeline of a further 1 million sq ft.

John specialises in the retail sector. At Quadrant, his principal focus is to lead asset management, leasing and occupier relationships as well as retail and leisure investment underwriting, acquisitions and disposals. John was previously Head of Retail Warehouse Asset Management at British Land PLC and was responsible for managing the company’s large portfolio of retail parks and shopping parks.

Pei-Wen started her career at Rothschild in 2012 in Debt Advisory across Infrastructure and Real Estate in Europe, before joining Almacantar in 2014 as their Corporate Analyst, and later spending two years in Supply Chain Strategy at Sainsbury’s.

She joined Quadrant in 2020, where she now leads the Transactions team – overseeing, deal underwriting, investor and lender reporting, and leading debt and equity transactions.

Alice is an accomplished real estate professional with broad experience in investment analysis, asset management, and development across the UK and Asia. Prior to joining Quadrant, she was part of Greystar’s London team, managing a £3.5bn portfolio and supporting business planning, refinancing, and asset disposal strategies. Her work focused on enhancing portfolio performance through value-add initiatives and disciplined financial analysis. Earlier in her career, Alice gained commercial real estate experience in Taipei, contributing to market research, client negotiations, and government-led property projects. She brings strong analytical expertise and a global perspective to her role at Quadrant.

Aqeel is a Development Manager at Quadrant, where he bring architectural expertise and a strategic mindset to the delivery of high-quality commercial developments. With two years of experience in development management, Aqeel plays a key role in driving projects from acquisition through to completion, overseeing design development, planning strategy, and project coordination.

Prior to joining Quadrant, Aqeel trained and worked in architecture, gaining hands-on experience in commercial and residential projects, which now informs a design-led approach to development. His combined understanding of architectural detail and commercial viability allows him to add value across every stage of the development process.

Aqeel is currently a key member of team that is working on the redevelopment of a landmark site in the City of London, working closely with planning consultants, design teams, and key stakeholders to realise the project’s vision. He also asset manages YY London and OSMO Battersea, Quadrant’s recently delivered ESG led landmark office projects.

Aqeel holds a Bachelors Degree in Architecture along with a Masters in Real Estate Development, and is passionate about sustainable design and placemaking.

Jeremy is a chartered surveyor with 20 (+) years of experience in the real estate sector, specialising in the development and asset management of commercial, residential, and mixed-use projects in central London.

Prior to joining Quadrant as a development director, Jeremy spent 9 years working for developer Chelsfield where he played a pivotal role in the design and construction of a 330,000 sq. ft development located in Knightsbridge on behalf of investor The Olayan Group. This landmark scheme was built behind a retained facade and comprises contemporary retail space, Grade A offices, super prime residential and a rooftop restaurant and 3 storey basement. The scheme also delivered significant improvements to the existing London underground infrastructure including relocating an existing operational entrance, provision of step free access, cooling the tube interfaces and other public realm improvements.

Over 10 years’ experience across leasing, investment and asset management. Began his career at City-based office agency HK London, advising clients including Blackstone, Helical, UBS and Royal London, and qualifying as a Chartered Surveyor .Joined FTSE 250 REIT CLS Holdings PLC in 2020, asset managing 12 mixed-use assets (c.400,000 sq ft) across London and regional cities, delivering major lettings and repositioning projects. Took his IMC in 2021. Most recently worked client side for a private family office, managing a 40-asset mixed-use estate in Shoreditch (c.370,000 sq ft).

Kylie has extensive experience in retail, office and mixed-use sectors, particularly in Central London and The City.  She joined Quadrant in January 2025.

Kylie is a qualified Chartered Surveyor, having started her real estate career at DTZ before moving into portfolio management at Custodian Capital. She spent 10 years at M&G Real Estate, managing a diverse UK portfolio before specialising in Central London and City mixed-use and office assets.

Kylie leads Quadrant’s Strategic Development team, advising clients on asset positioning, development potential, value enhancement and long-term strategy to maximise performance and unlock opportunities.

Patrick has over 35 years’ extensive experience working in the UK property market with the last 15 years spent implementing large complex mixed-use developments in Central London.

Having been a partner at Donaldsons, in 1997 Patrick joined the Southern Properties Group as a partner where he built up a mixed-use development and investment portfolio. Under his direction, Southern Properties acquired and managed a commercial property fund for a private family office and in 2007 he worked with Ilchester Estates to form a joint venture with Chelsfield to acquire the former Commonwealth Institute site in Holland Park. In conjunction with Chelsfield he then led the development of the new Design Museum together with 55 luxury apartments, known as Holland Green, with a GDV of £440m.

In 2016 Patrick was appointed Chelsfield’s London development director where he was responsible for the K1 Knightsbridge development owned by The Olayan Group. The 330,00 sq ft mixed use scheme, with a GDV of in excess of £700m, to include retail, office and residential, behind a listed façade, included three levels of new basement excavation adjoining the London Underground infrastructure. Pre-lettings of the retail were secured to Apple and Burberry and a new benchmark for office and retail rents was established in Knightsbridge.

Patrick is now development director at Quadrant where he is fully involved with their development pipeline.

Richard is a highly experienced retail specialist with a primary focus on retail parks, leisure assets, and the development of leasing and occupier relationships. With over 10 years of experience at Ellandi, Richard initially served as Head of Occupier Relations before advancing to a Director position. Prior to Ellandi, he spent four years at Landsec, gaining extensive expertise across various regions and legal jurisdictions within the UK and Republic of Ireland.

Throughout his career, Richard has successfully managed up to 2 million square feet of retail space, developing strong relationships with UK occupiers and negotiating portfolio-wide deals. He has also worked closely with investment teams to identify and source new opportunities, contributing to the sale of approximately £700 million of assets in his final 15 months at Landsec. Richard’s deep understanding of the retail sector and his ability to drive strategic growth make him a key asset in managing and expanding retail and leisure properties.

Having graduated from Reading University in 2016 with an MSc in real estate, Rob joined the Colliers graduate scheme. He qualified as a Chartered Surveyor in 2018 and completed the Investment Management Certificate.

During the 6 years spent at Colliers, Rob primarily worked in the London Capital Markets team, completing sales and acquisitions and advising a variety of private clients, institutional investors and developers. He had also gained prior experience at CBRE in London and Hong Kong and AXA Investment Managers.

Rob Joined Quadrant in January 2023 and assists the investment team with acquisitions and disposals across all sectors, with a focus on Central London offices.

Sam has experience across the office, industrial and logistics sectors in both the UK and Australia. He joined Quadrant in April 2026. Sam started his real estate career at JLL in Melbourne before moving to Frasers Property Australia, where he spent over three years working within the Investments team on acquisitions, underwriting and asset management initiatives across a range of commercial real estate sectors. He subsequently relocated to London and joined Chancerygate, one of the UK’s leading industrial and logistics developers, focusing on development appraisal, acquisitions and portfolio strategy. At Quadrant, Sam works across the firm’s investment and asset management activities, supporting acquisitions, disposals, strategic asset initiatives and capital markets transactions. He holds a Master of Property and a Bachelor of Environments (Property) from the University of Melbourne

Sara was at LaSalle for 21 years prior to joining Quadrant in September. She has worked in the Retail sector as an asset manager since 2010, primarily in the Out of Town sector overseeing the asset management of 7 large retail parks as well as a portfolio of supermarkets, trade counter and high street properties with a value of c. £400m. Prior to this she worked on mixed asset classes including a portfolio of offices in Birmingham as well as a diverse range of industrial, trade counter, hotel and leisure properties across the UK.

Sebastian is a chartered surveyor whose career spans investment, development and debt advisory, giving him a holistic perspective across the full real estate lifecycle. After graduating from Oxford Brookes University with a degree in Real Estate, he began his career at Tritax Symmetry, where he developed a strong grounding in strategic land promotion and industrial development. He subsequently joined Montane Partners, working across a broad range of investment and development opportunities, including residential led shopping centre redevelopment and core-plus retail investment. Most recently, he led acquisitions and origination for a Brookfield-backed BTR investment JV. Sebastian joins Quadrant to support the continued growth of the Strategic Development team, bringing with him a wide ranging and cross sector real estate experience.
